Our Tips for the Seller

If you are a seller in this market you have a long road ahead

The key to marketing a home successfully is exposing it to as many buyers a possible. Many for sale by owners have been able to sell in previous markets because of the amount of inventory. For the last 4 to 5 years there have only been between 400 and 500 homes for sale in the tri county area (Frederick- Montgomery- Washington). In recent months we have had as many as 2,300 homes on the market. This just means there is more to chose from for the buyers.
A buyer will look at around 10 to 15 homes on avgerage before they make a decision. You do the math if a buyer is looking at 10 to 15 homes and there are 2,300 on the market your home needs to be at the top of the list.
If you are not on that list you don’t have a shot of selling your home to that buyer.

   

How to get your home on that list

The system is the way it is because it works.
If you were to place the ads I do for your home it would cost a good bit more than the commission you would have to pay and you would still have to do it all yourself.
The reason my listings sell is the exposure. I sell each and everyone of my listings utilizing a seven point marketing strategy.
I offer virtual tours, exposure through real estate magazines, news papers, direct mail, marketing on the MLS, throughout the RELO network and exposure on over 140 website’s.
I also offer professional staging all this is at no extra cost.

Tips for showings are always helpful for sale buy owner or listed home

  • De-clutter the house as much as possible
  • Try to have shads/blinds open and windows very clean this will make the house feel larger and more open
  • Try not to use to many aerosol products, many buyers will think you are trying to mask a different smell
  • Avoid being at the house when possible buyers will feel rushed and will not remember much of the house
  • Always obtain and analyze feedback
